重庆经适房开发比重今年前5月创3年同期最高

昨日，市统计局发布题为“2008年我市经济适用房发展空间广阔”的统计分析。今年的前5个月，我市完成经济适用房投资15.33亿元，占全市房地产开发投资比重为5.2%，为3年来同期最高，主城区经济适用房价为1954元/平方米，同比回落2.3个百分点。 投资开发创新高 今年1—5月，全市完成房地产开发投资295.88亿元，同比增长24.0%，施工面积与新开工面积的增速分别是21.7%和21.1%。 作为解决低收入群体住房困难的手段之一，备受各界瞩目的经济适用房开发有明显增长。前5个月，我市完成的经济适用房投资15.33亿元，同比增长41.3%，占全市房地产开发投资比重为5.2%，2006和2007年同期仅为3.4%和4.5%。 今年前5个月，48.56万平方米的经济适用房竣工面积，在全市商品房竣工面积中所占比重，也创下近三年同期最高。 分析认为，今后一两年内，我市将有一大批经济适用房上市。据悉，今年1—5月，经济适用房施工面积达到670.24万平方米，同比增长28.2%。 均价1954元/平方米 市统计局的分析说，得益于去年以来全市加大经济适用房建设力度，着力平衡住房供给的一系列举措，经济适用房价格有明显回落，从而刺激了经济适用房销售。今年1—5月，我市经济适用房销售面积75.21万平方米，同比增长97.7%。 “经济适用房销售的大幅增长并未带来价格的上涨，均价反而出现小幅回落。”市统计局相关负责人说。统计显示，今年前5个月，全市经济适用房销售均价为1743元/平方米，同比回落2.9个百分点，主城九区经济适用房销售均价为1954 元/平方米，同比回落2.3个百分点。 主要集中在“一圈” 据悉，截至2007年底，我市主城9区常住人口671.62万人，户籍人口590.51万人。根据《重庆市城乡总体规划（2007—2020）》的要求，主城人口将于2020年达到980万人，13年的时间增加300余万人，对经济适用房的需求也比较大。 统计显示，在今年1—5月，主城9区经济适用房完成投资13.74亿元，同比增长41.5%，占全市经济适用房投资的89.7%；主城9区经济适用房施工面积627.84万平方米，占全市经济适用房施工面积的93.7%。 从销售情况看，2007年全市经济适用房销售集中在“1小时经济圈”之内，主城9区所占比重高达89.6%。今年1—5月，“一圈”以内的经济适用房销售所占比重高达98.9%，主城9区占84.3%。 Diabetes: Chou Chang worry about more alcohol into the "worry about" Diabetes
